The tenant now pays for the cleaning and/or paint.Having the tenant paying and expediting the cleaning/painting of the rental can actually speed up the pace. After the Landlord completes proper Tenant Screening. The tenant takes the Apartment Rental “as is”. Tenant and Landlord then sign leases. Landlord accepts agreed upon Security Deposit amount and the occupancy starts on the agreed date “Done”.First months rent is usually due upon occupancy, not at lease signing!-It is industry standard that at lease or Rental Agreement signing the Security Deposit is due as well as the Real Estate Brokers fee (If there was a licensed Real Estate agent involved in the transaction). And yes I also do sales,so if we don’t see each other now ill see you in a few years when you make a purchase!
